Guaranteed Rent Payments
We guarantee we'll pay our portion of the rent on time every month directly to you. And because the tenant's portion of the rent is based on the tenant's income and is always affordable, the tenant is more likely to pay their portion of the rent on time.
Free Advertising

Choose Your Own Tenant
Select and screen your Housing Choice Voucher tenant the same way you select any other tenant on the open market.
Free Inspections
In addition to the inspections you already conduct at your rental property, we'll send a trained inspector out to the unit every other year who will conduct a Housing Quality Standards inspection in which they will check for safety hazards and notify you of any needed repairs.
Flexible Lease Term
As long as you follow your customary leasing practices, you can choose the term of the lease, be it one-year or month-to-month, right from the start. Most owners start with a one-year lease.
HOW THE PROGRAM WORKS
Qualified tenants receive a Housing Choice Voucher from the Housing Authority and pay a portion (approx. 30% to 40%) of their income toward rent. The Housing Authority pays the difference between that amount and what you charge for rent - all directly to you.
You sign a Contract with the Housing Authority and a Lease with the tenant. Your relationship with the tenant is virtually like that on the open market.
HOW TO JOIN
Advertising Your Units
Put a notice of your vacancy on our free Unit Listing database (or place an ad in your local newspaper). If you agree to join the program and have found a qualified Section 8 tenant, complete their Request for Tenancy Approval (RTA) form, turn it in to the Housing Authority and we'll contact you to schedule an inspection of the unit.
Unit Inspection
We look for possible hazards like smoke alarms without a battery or an outlet without a cover plate. The inspection may alert you to problems you might not know about so that you may make the necessary repairs. If everything checks out, the home passes and is ready for occupancy.
Rent & Security Deposit
You get the same rental rate you charge others for similar units in your complex, as long as it's the going rate in the neighborhood, as verified by a GoSection8 rent reasonabless certification. You can also charge the same security deposit and late fees that you would charge other tenants.
Contract & Lease
You must provide your own lease agreement. We simply ask you to include the HUD-required Lease Addendum and sign a contract with us.
Leasing Practices
Enforce the rules of your lease just as you would with an open market tenant as long as your actions are consistent with your normal operating procedures. You can terminate the lease at any point with good cause and, after the initial lease period ends, for any legal reason as long as you give proper notice.
Rent Increases
After the initial lease term, you are free to raise your tenant's rent as long as it is not more than what you would charge other tenants and is comparable to other similar unit rents in the neighborhood, as verified by a GoSection8 rent reasonabless certification.
